The location.
Very old. Could use an update/renovation. Very old. Needs renovation. Plaster exposed in bathroom. Did not appear to be in good working order. Poor water pressure, electric outlets not in working order. Dirty Q-Tip left on bathroom floor.

I enjoyed the comfort and how it was well planned out with comforts I couldn't bring with me.
The staff was very nice but the food was just ok at the restaurant. We are planning to returning to this hotel with our next stay in SB. It had the small comforts of home. The room was pretty and comfortable.

Location was convenient. 24hr, coffee in lobby was nice.
Less well kept than it used to be. Rooms a little small for 3 stars. Moderate 2- 1/2 star, not a 3 star.

Overpriced. Would be a perfectly acceptable hotel if at 60% of the price. For reasons of traffic noise, stay away from rooms facing state street.

There is nothing I did not like. My family and I have stayed at pepper tree for many years, and always have a good experience. Our needs are met - location, cleanliness, garden patio, quiet.

Our first room was lovely with refrigerator and microwave.
Pool and patio noise at night. Also, no continental breakfast though fruit was provided. We stayed two separate times at this hotel during this trip. Our first room was lovely, but one night the noise level was high from children at the pool after hours, then from others coming in late and visiting outside on their patio.
